Countrywide, Typical Drill

Countrywide short sales are seen as being consistently inconsistent.  Some realtors have had five weeks to hear back on an approval and sometimes it can take up to 5 months.  Overall, it’s reported the drill is about the same. in the short sales.

From a listing agent’s perspective:

  • Qualify the seller
  • Obtain and prepare the seller package
  • Price the property at fair market value
  • Market the property
  • Field calls from agents asking “How far along in the process is the short sale?”
  • Field calls from agents asking “Do you have any offers on the property?”
  • Explain the process to the agent who is writing the offer
  • Once under the contract with the seller, send the short sale package to Countrywide.
  • Follow up with Countrywide
  • Buyer threatens to walk
  • Obtain counter from Countrywide
  • Buyer says no, he’ll walk
  • The key – is to prove the offer is good to Countrywide
  • Wait for the approval
  • Buyer threatens to walk
  • APPROVED
